SUNFISH LAKE PLANNING COMMISSION MEETING

                                    Members of the General Public.                          

1.    CALL TO ORDER:  Chair Wu called the meeting to order at 7:15 p.m.

2.    ADOPT AGENDA:  Chair Wu asked if there were any additions to the agenda and there was no response.

Commissioner Nayes moved to adopt the agenda as presented, seconded by Commissioner Oakman.  Motion carried (4-0) 

3.    APPROVE MINUTES, JUNE 19, 2025, PLANNING COMMISSION MEETING:   Chair Wu asked if there were any additions or corrections to the June 19, 2025, Planning Commission meeting minutes.

Commissioner Oakman moved to approve the minutes of the June 19, 2025, Planning Commission meeting, seconded by Commissioner Noble.  Motion carried. (4-0)

4.  PUBLIC HEARING:  2152 CHARLTON ROAD—MAJOR SITE AND BUILDING PLAN REVIEW.

 Property owners, Matt and Courtney Poepl, along with the applicant, PKA Architecture’s Craig Martin, are proposing to demolish the existing structures and pool at 2152 Charlton Road to construct a new home on the lot.  The proposed new home will have 13,069 finished square feet and the development of the lot will include an outdoor pool and 3-season screen porch.  Natural stone steps are also proposed that lead to the lake and the existing patio and boulder wall will be repaired/replaced. This proposed site work requires approval of a Major Site and Building Plan application. 

Planner Johnson presented her report on the applications.  Chair Wu then opened the meeting up for public comments. There were no comments from the public and Chair Wu then closed the public hearing. 

Commissioner Nayes asked if additional conditions are needed related to removing the steps/patio from the plan set and related to engineering comments.  Planner Johnson noted that the conditions listed in the report are sufficient. 

Chair Wu asked if this site was accessed via a shared driveway.  The property owner, Matt Poepl, responded that this site is accessed via a shared driveway.  Chair Wu reminded Mr. Poepl that he should discuss the construction process with the neighbors as the city is not responsible for any damage to the road during construction.  Mr. Poepl indicated he had already spoken to the surrounding owners about the construction. 

Chair Wu moved to approve the Major Site and Building Plan Review at 2152 Charlton Road, seconded by Commission Nayes.  Motion carried. (4-0).

Commissioner Noble moved to adjourn the meeting at 7:27 p.m., seconded by Commissioner Nayes.  Motion carried. (4-0)
